How to choose a contractor

Check license and registration

Requirements vary by state and city, and general contractors often need a state license while some trades need only a local business registration. Look up the contractor on your state or local licensing website and confirm the license is active. Some states run a homeowner recovery fund that only covers work by licensed contractors.

Get proof of insurance

Ask for a certificate of general liability insurance and workers' compensation, sent directly from the insurer if possible. Without it, an injury on your property or damage to your home could fall on you. Check that the coverage dates span your whole project.

Insist on a detailed contract

A good contract lists the scope of work, materials by brand and model, a start date and an estimated finish, a payment schedule, and how changes are handled. Allowances for items like tile, cabinets or fixtures should show a dollar amount. Anything not written down is easy to dispute later.

Keep deposits modest

Pay a modest deposit, then pay in stages as work is completed, not ahead of it. Some states limit how much a contractor can collect up front, so check your state's rules. Be wary of anyone asking for most of the money before work begins.

Ask about permits and subcontractors

Structural changes, plumbing, electrical work and most additions require permits, and the contractor should pull them. Ask which parts of the job subcontractors will do and whether they are licensed and insured. Request lien waivers as you pay, so an unpaid subcontractor cannot place a lien on your home.

What it typically costs

These are typical US price ranges, and prices in your area may be higher or lower.

Kitchen remodel$15,000–$75,000

Cabinets, countertops and whether you move plumbing or walls make the biggest difference.

Bathroom remodel$6,000–$30,000

Room size, tile choices and moving the shower, tub or toilet drive the price.

Interior painting, per room$400–$1,500

Ceiling height, wall repairs and the amount of trim add to the cost.

Flooring installation, per square foot$3–$15

Material is the main factor, with vinyl plank at the low end and hardwood or tile at the high end.

Common questions

How much does a kitchen remodel cost?

Many kitchen remodels fall somewhere between $15,000 and $75,000, though small refreshes cost less and high-end projects can cost much more. Cabinets and countertops are usually the biggest line items. Getting three detailed quotes for the same scope is a good way to see what is fair in your area.

Do I need a general contractor, or can I hire trades directly?

For a single-trade job like painting or new flooring, hiring that trade directly is usually fine. For projects that involve several trades, permits or structural work, a general contractor coordinates the schedule, the subcontractors and the inspections. That coordination is part of what you pay for.

How long does a bathroom remodel take?

A typical bathroom remodel often takes three to six weeks once work begins, and longer if the layout changes or materials are back-ordered. Permit and inspection timing in your area can add more time. Ask the contractor for a written schedule with milestones.

How much of a deposit should a contractor ask for?

A modest deposit is normal, and some states limit how much a contractor can collect before work starts. The rest should be paid in stages as work is completed, never ahead of it. Be cautious of anyone who wants most of the money up front.

Do I need a permit to remodel my kitchen or bathroom?

Usually yes, if the work changes plumbing, electrical, gas lines, walls or windows. Cosmetic updates like paint, new cabinet doors or a countertop swap often do not need one. Check with the building department in your area, and expect your contractor to pull any permits.

What is the difference between a remodeler and a home builder?

A home builder constructs new houses, while a remodeler changes or adds to existing ones. Some companies do both, but the skills differ, because remodeling means working around old framing, wiring and plumbing. Ask any contractor how much of their recent work matches your type of project.
